By bringing a pet into Eldorado Apartment Homes, you acknowledge and agree to the following terms and conditions:

1. Pet Approval & Registration
   All pets must be approved by management before being allowed on the property. Residents must submit a completed pet registration form, including proof of current vaccinations.

2. Pet Fees & Deposits
   A non-refundable pet fee and a refundable pet deposit are required for each pet. Monthly pet rent may also apply. Fees and deposits must be paid before the pet is brought onto the property.

3. Breed & Size Restrictions
   Certain dog breeds may be restricted based on property guidelines. Exotic pets, reptiles, and aggressive animals are not permitted. Management reserves the right to deny any pet deemed unsuitable for the community.

4. Limit on Number of Pets
   Each apartment is limited to a maximum of two (2) pets. Additional pets require management approval and may be subject to extra fees.

5. Resident Responsibilities
   Residents are responsible for cleaning up after their pets, including proper disposal of waste in designated areas. Failure to do so may result in fines. Pets must be kept on a leash at all times when outside the apartment.

6. Noise & Disturbance
   Pets must not cause disturbances to other residents. Excessive barking, aggressive behavior, or any pet-related nuisance may result in fines and possible removal of the pet from the property.

7. Property Damage
   Residents are financially responsible for any damage caused by their pets, including but not limited to flooring, walls, landscaping, and common areas. Any damage beyond normal wear and tear will be deducted from the pet deposit or charged to the resident.

8. Liability & Insurance
   Residents with pets are strongly encouraged to carry renter’s insurance with pet liability coverage. Eldorado Apartment Homes is not responsible for any injuries or damages caused by resident pets.

9. Policy Violations
   Violation of the pet policy may result in fines, revocation of pet privileges, or termination of the lease agreement.

10. Fair Housing Compliance
    Service animals and emotional support animals are not subject to pet fees or breed restrictions but must be properly documented in accordance with federal, state, and local laws.
